Real Estate Inventory

Public assets are subject to a complex regulatory framework that has introduced a new approach to real estate asset management.

It is necessary to adopt analysis systems and a consolidated methodology capable of aggregating all data relating to consistency and economic valuation into a single inventory, constantly updated over time.

Approach

We carry out an analysis of processes, management flows, asset locations, assignments to the respective custodians and any critical issues of the Authority. We make available the knowledge gained in 30 years of activity, prioritizing dialogue and assigning a dedicated resource for the duration of the service.

Process

We have built an operational model based on having carried out ordinary and extraordinary surveys of assets in over 1000 Authorities.
We start with a preliminary analysis of the cadastral and mortgage situation in the historical-administrative evolution of the Authority, recovering all technical, cadastral, administrative and accounting information for each asset.
We provide a dynamic tool that allows for an always up-to-date, global and detailed view of all the Authority’s assets, linked to the accounting detail, with which to define valorization strategies for the available resources.

From Compliance to Resource

Already under current legislation, and even more so with the implementation of PNRR reform 1.15, which provides for the adoption of a single accrual-based financial and asset accounting system, all administrations are required to ensure transparency in public accounts and to clearly document their financial position. Achieving this goal necessarily requires building a complete and up-to-date inventory of the Authority’s assets.

In this new context, the real estate assets of a Local Authority become a strategic lever for launching a structured planning in administrative management aimed at rationalizing owned real estate, initiating a profitable and enlightened financial management, eliminating waste, promoting territorial development, supporting the local economic fabric and pursuing a more efficient delivery of services to citizens.
